This apartment is situated on rue de l’Abbé de l’Epée, only 1 minute walk away from the entrance to the famous Luxembour garden. The neighborhood is fabulous and very peaceful. Garden,  various restaurants cafés, and of course many shops along the boulevard St Michel that you can have access only 10 minutes away. A short walk will lead you to the latin quarter towards the Pantheon or Notre Dame. Of course, you are close as well to Saint Germain des Près, probably the district favorite of most visitors, with many shops and bistros, cafes and entertainment of the same name.

The apartment is on a sunny 4th floor with elevator, in a building isolated from the street, protected from street noise.  Inhabitants benefit from the calm of the countryside in the heart of Paris, as well as plenty of sunlight.  The building is also extremely safe with two security codes and an excellent concierge.

Once you enter the apartment, a large hall of 10m2 will greet you.  This room will distribute equally the kitchen, dining room and living room. It is flanked by a nineteenth-century mirror and table on one side, and oak bookcases garnished with books and decorative objects to the other.  Lovely glass-paneled doors with brass handles separate the entrance from the dining and living rooms from the entrance hall.

The quite spacious 40 SqMt  living room/dining room area offers a wall of windows which bath the entire space with light.  In the living room bow windows with built-in benches give you a place to retreat and drink tea while looking on an 18th-century church; down below lies a courtyard with a private garden.  The dining area is spacious and can comfortably seats a party of 6.
